Brick and masonry joint caulking
On a brick wall, caulking seals the junctions: around windows and doors, where brick meets other siding, and in control joints. We use a flexible sealant that moves with the masonry.
We don't touch the mortar between bricks. That's a mason's job.

Which joints we seal
On a brick building, we seal where masonry meets another material, or where it needs room to move.
- Brick-to-window and brick-to-door junctions.
- Brick-to-siding junctions where a wall changes material.
- Vertical control joints that let the wall expand and contract without cracking.
- Stone or concrete sill joints under windows.
Caulking is not repointing
Caulking seals junctions with a flexible sealant that follows material movement. Repointing redoes the mortar between bricks, and that's mason work.
Protek does the caulking, not the mortar. If we see the mortar needs work, we tell you at the inspection so you can bring in a mason.
Weep vents stay open
Weep vents are the small openings at the base of a brick wall and above windows. They let out water that gets behind the brick. We never plug them.
Why masonry needs the right sealant
Brick, stone and concrete are porous. The sealant has to grip those surfaces and handle Quebec freeze-thaw cycles without hardening or splitting. DOWSIL CWS silicone stays flexible in the cold and bonds to properly prepared masonry.
What it costs
As a guide, expect $30 to $60 per standard window and $3 to $8 per linear foot for special joints. The final price depends on the inspection: actual joint length, condition of the old sealant, access and height. The quote is free and you get it within 24 hours.

Frequently asked questions
Can you fix the mortar between my bricks?
No. Repointing is mason work. We caulk junctions and control joints, and we flag at the inspection if the mortar needs a mason.
What's a control joint?
A vertical joint left in the brick on purpose so the wall can expand and contract. It should be filled with flexible sealant, not mortar.
Why not plug the small holes at the bottom of the wall?
Those are weep vents. They drain water that gets behind the brick. Plugging them keeps moisture in the wall.
The joint under my stone sill is open. Is that serious?
Water running off the sill can enter there and travel down the wall. It's one of the joints we treat first.
