Window caulking
A cracked window joint lets cold air in all winter and water in come spring. We strip the old sealant completely, prep the joint and run DOWSIL CWS silicone around the whole window.

Signs it's time

Our window method

Full removal
We cut out every bit of old sealant. Nothing goes on top of an old joint.

Cleaning
We scrape off residue, remove dust and make sure surfaces are dry so the new sealant bonds.

Backer rod
For deep gaps, we insert a foam backer rod so the sealant keeps the right thickness and only bonds to two sides.

DOWSIL CWS application
We lay a continuous bead with no gaps or bubbles, from the head of the window down to the sill.

Tooling
We tool the bead so it's pressed firmly against both surfaces and water runs off it.
Where window joints fail first
Joints don't wear evenly. During the inspection, we check the spots that move the most.
- Upper corners: frame and wall move in two directions and the sealant often splits there first.
- The sill: rainwater collects there and freeze-thaw hits hardest.
- Frame-to-brick or frame-to-siding junctions: two materials that expand differently.
- South and west walls: daily sun heats the joint and dries it out faster.
What we never seal
A window has to drain. The bottom of the frame has small weep holes, and brick walls have weep vents at the base and above windows. They stay open.
Plugging them traps water inside the frame or behind the brick. It's a common DIY mistake, and we fix it when we find it.
Recaulk or replace the window?
If the frame is sound and only the joint is worn out, caulking solves it. No need for a new window.
Fog trapped between the two panes is a different story: the sealed unit has failed, not the caulking. For that, see our page on sealed glass replacement.
What it costs
As a guide, expect $30 to $60 per standard window and $3 to $8 per linear foot for special joints. The final price depends on the inspection: actual joint length, condition of the old sealant, access and height. The quote is free and you get it within 24 hours.

Frequently asked questions
Do you really need to remove the old caulking?
Yes. New sealant laid over an old bead only sticks to the old bead, not to the frame or the wall, and it peels off with it. We always do a full removal.
Do you caulk inside or outside the windows?
We work on the exterior joint between the frame and the wall. That's the one that stops water and wind. If we spot an interior issue, we'll tell you during the inspection.
Why put foam inside the joint?
In a deep gap, the backer rod acts as a base. The sealant keeps an even thickness and bonds only to the two sides, which helps it follow the frame's movement.
My windows fog up between the panes. Will caulking fix it?
No. Fog between the panes comes from the sealed unit itself. Caulking seals around the window, not inside the glazing.
How long does the job take?
