Signs it's time
- A draft along the side of the frame, even with the door shut.
- Water at the bottom of the door or flooring buckling near the threshold.
- Sealant split or missing at both ends of the threshold.

Frame and weatherstrip check
We look at the exterior joint and the door's flexible strip to find where the draft really comes from.

Full removal
We strip the old sealant on the sides, the head and both ends of the threshold.

Prep
Surfaces are cleaned and dried. Threshold corners are fully cleared.

Application and tooling
Continuous DOWSIL CWS bead, then tooled so water runs away from the threshold.
A door's weak spots
On a door, water and air almost always get in at the same places.
- The threshold, especially both ends: water running down the door collects there.
- The frame-to-siding junction along the full height.
- The head of the door when there's no drip cap: without that small metal ledge, the top joint takes all the water.
- Around the garage door frame, often forgotten because nobody looks at it up close.
Caulking vs weatherstripping
Caulking is the fixed joint between the frame and the wall, outside. It doesn't move when the door opens.
Weatherstripping is the flexible strip on the moving part: around the door slab and the door sweep. It compresses when the door closes.
A draft under the door usually points to the weatherstrip. A draft along the side of the frame points to the caulking. We check both during the inspection and tell you which one it is.
What it costs
As a guide, expect $30 to $60 per standard window and $3 to $8 per linear foot for special joints. The final price depends on the inspection: actual joint length, condition of the old sealant, access and height. The quote is free and you get it within 24 hours.

Frequently asked questions
Do you caulk garage doors?
We caulk around the garage door frame where it meets the wall. The panels and the bottom seal of the garage door aren't part of caulking.
There's a draft under my front door. Is it the caulking?
Not always. Under the door it's often the weatherstrip or the sweep. We check both during the inspection.
Why do threshold ends matter so much?
That's where water running down the door and frame ends up. A poorly sealed corner sends it straight under the threshold and into the floor.
My patio door leaks at the bottom. Can you caulk it?
Yes, we seal the frame and threshold ends. We leave the manufacturer's drain openings in the bottom track open.
Do I need a new door if air gets in around the frame?
Rarely. If the door closes well and the frame is sound, redoing the caulking and adjusting the weatherstrip usually does it. We'll tell you straight what we see.
