Why do the whole building at once
When each owner hires their own caulker, the building ends up with a patchwork of products, colours and dates. Nobody knows which joints were done, or with what.

What the board's quote includes
The board needs to compare and decide. Our quote includes:
- A facade-by-facade survey.
- Joint quantities.
- The product used: DOWSIL CWS silicone.
- The proposed schedule.
- Warranties: workmanship, plus the manufacturer's warranty on the sealant.
Common vs private portions
Depending on the building, windows may be common portions, restricted common portions or private portions. The board should check its declaration of co-ownership to see who is responsible for windows. We don't give legal advice, but we shape the quote around what your declaration says.
If some units had their joints redone recently, we note them in the survey. The board can then include them for a uniform building, or leave them out of the quote.
What it costs
As a guide, expect $30 to $60 per standard window and $3 to $8 per linear foot for special joints. The final price depends on the inspection: actual joint length, condition of the old sealant, access and height. The quote is free and you get it within 24 hours.
